Hilltop House caters well for visitors of all ages and is the perfect place for groups of friends or families to come together and celebrate those special birthdays, anniversaries, and reunions as well as enjoy a country holiday never to be forgotten – a true country house experience. Upon entering this stately property, you will be instantly impressed by its striking and unique period hallway leading to an array of spacious rooms laid out in a fluid sociable space throughout the ground floor. Whether it is the large, enticing sitting room with comfortable seating, a TV, and a wood burner, or the huge quieter sitting room where you can take some time to enjoy space without noise. The kitchen boasts a country house feel, providing all of the necessary appliances, the heart of which is a four-oven oil-fired AGA cooker and a solid rustic table that you can assemble before the day begins. Later on, bring the group together in the formal dining room, with the drama of huge antique furniture, and a table for all twenty guests to enjoy eating before the inglenook fireplace. Head through the maze of stairways and levels to find your bedroom; all ten are very spacious and finished in a vintage fashion with characterful features and antiques throughout. Four of the bedrooms benefit from en-suite facilities, whilst there are two extra family bathrooms for you to get ready in. You will never be stuck for things to do here at Hilltop, on a rainy day you can take yourself off to the external games room which comes complete with its own kitchen, pool table, and a woodburning stove. On the sunnier days, the children and pets can run and play in the extensive lawns available and take a swim in the freestanding, above-ground swimming pool (seasonal), whilst you can sit and watch on from the patio area with a refreshing glass of wine enjoying the spectacular views over the unspoiled countryside. Tenbury Wells is the ideal base for your group holiday or corporate business meeting as it offers a wealth of local facilities. Liaison with chefs can be arranged for those who wish for a catered stay. Further afield you can explore the charming medieval market town of Ludlow, or for a more active pastime head to the Shropshire or Malvern Hills for seemingly endless walking and cycling paths as well as many other local activities and experiences. The house was everything we hoped it would be. The owners were on hand and helpful, but not intrusive. The welcome pack was a thoughtful touch. We loved all the antique furniture and pictures, and we especially loved the thoughtfulness of leaving candles in the beautiful candlesticks, so that we had a candlelit supper every night. We also loved eating lunch on the terrace every day, and the gardens were outstanding. We had four small children with us, and the house was perfect for them, especially the playroom. They had so much space to ride their bikes and scooters in the garden! The house was very well appointed with plenty of equipment in the kitchen. There was plenty to do in the area and we appreciated being in the countryside but not too far from town. Our favourite activities were Berrington Hall and painting pottery at Pitter Potter in Tenbury Wells. This was our 10th Sykes Holiday and we all agreed that it was up there with the best.

Lovely comfortable house. Plenty of room for 16 of us, option to have some rooms as twins was essential for our party. Large table in dining room so we could all seat together and plenty of room in the lounges. Upstairs lay out is a bit confusing with lots of little staircases but children would love it.
We are 12 friends who shared a wonderful November weekend at Hilltop House. There was plenty of space for us all to relax, a wellstocked kitchen that had everything we needed, and we thoroughly enjoyed our restful stay. The owner and family were on hand for any questions and made us feel most welcome.
Hill top house was the perfect accommodation. Spacious, warm, very well equipped in a beautiful location. Michelle was a great host & super helpful. We couldnt have asked for a better weekend.

Hilltop House was even better in reality than portrayed in photos, the family all said! Fantastic venue with all the comforts to make for a great party of 20 family members ranging from 1 85 years old! The grounds and views were stunning having the games room, childrens playroom and hot tub covered everything for all ages

Lovely big old property with massive rooms connected by corridors and stairs going everywhere. Easy to get lost when you first arrived but all part of the attraction. The 5 kids with us were very unsure at first but then it became the best place in the word to play hide and seek!

We had an amazing stay. The house had everything we could have wanted for our friends week away. There was plenty of space for the children to play outside and the comforts of the house suited our large party very well. Everything was as advertised on the website and the house, although old, was clean and well kept. Wed love to return for another holiday!

Fabulous week at Hill Top House. Beautiful house and gardens with stunning views. Plenty of kitchen utensils, plates and glasses and great to have two large fridges and two dishwashers! Loved the dinning room that could seat 20 people! Owners Michelle and Roger were great hosts and very responsive to our needs and requests. The pool and hot tub were great additions. Plenty of space for all the family.

Hilltop House is the perfect place for a special celebration with friends. It well and truly exceeded our expectations, with inside and outside space, plenty for everyone to fizz and be quiet by turns. The pool and hot tub add a whole extra dimension. The kitchen and dining room had everything we needed and more, and there's easily enough fridge space for food and drink for 20. The photos are accurate, but being here is so much more, the house welcomed each and every one of us, and with each room having its own thoughtthrough decor, everyone has their own special space. Strolls round the garden looking at the plants, sharing expertise, particularly useful for one studying with the RHS. The cows and sheep have been a wonderful backdrop for our whole stay. When photographing friends in their room, most wanted the picture with the view in the frame. Leaving, one said 'when we leave somewhere, I usually just want to get home, but I don't want to go, can we stay?' and another, here for 24 hours, said they feel like they've been on holiday. 'I think I might book something like this for my 60th... would you mind if I chose Hilltop House?' The various staircases lend a mystery to the whole experience, never quite sure where you are or where you'll end up. If there's a problem, it's a perfect storm of their being something you want to photograph every few minutes and constantly saying 'now where did I leave my phone?'

We have just returned from a 7 day Easter Break at this amazing house. There were 8 adults and 6 children and 1 dog and we just loved this house. It has a great large kitchen with a table to sit 8, this is where we spent most evenings, playing games and just generally chatting. It has a much larger dining room which sat 16. It had 2 lounges which we allocated as a gamescomputer room and a quiet lounge. It has a twin room on the ground floor which would be great for someone who would struggle with stairs and a downstairs bathroom with shower. On the second floor there wasa double and twin with a shared bathroom and a double and twin with a bathroom in between this was great for 2 familes. There was also a king with ensuite which we took as we didnt have children. On the 3rd floor there was another king with ensuite and bathroom which we didnt use and then another staircase with a playroom and twin which again we didnt use. At first glance it looks overwhelming with so much space we in actual fact having so much space was excellent. Outside was a games room with pool table, a hot tub, a patio with BBQ and a huge garden with loads of parking. Michelle was fantastic she contacted me prior to arrival and popped in after we arrived. There was a lovely homemade victoria sponge as a welcome gift! We unfortuately managed to break an ornament while we were there not the kids or the dog while closing one of the blinds and Michelle was really lovely about it and we arranged a replacement for it before we left. There was a guitar in the dining room which we ordered some new strings for while we were there and luckily there were 3 guitar players in our group so were able to play and have a sing song. All in all I would absolutely recommend this home for a large gathering of friendsfamilies.
Excellent venue for a family get together . Good sized reception rooms and large dining table to accommodate 20. Pool table and hot tub also good.
Family friendly house. Not too pristine so more relaxing with kidsdogs. Loads of room and very comfortable. Generally good cooking facilities and plenty of crockery etc. lovely views. Very friendly staffowners quickly dealt with minor problem. Would happily come back.
We had a brilliant time with our family and friends and it was lovely to meet you both. We loved the house and its genuine feel . It is well stocked with everything you could wish for including toys for the children in a super playroom which our 3 year olds loved. The garden is beautifully maintained in spite of a visit from some neighbouring cows! You responded promptly to the few issues we reported ie the dodgy shower and the broken chair. Many thanks.

The house and gardens were fantastic and a perfect setting for my birthday celebrations with family and friends. We received a warm welcome including our dogs. There was plenty of room for the 14 of us and the facilities were excellent including very comfortable beds and a well equipped kitchen. I would highly recommend this property

All 19 of us had a lovely weeks holiday at Hilltop. A real family home. Hot tub was great and swimming lengths could actually be done in the pool. Gardens large and safe for children. Football, rounders and many other games played by adults and children. Kitchen very, very well stocked. Beds brilliant very comfortable. As city people the quiet of the surrounding countryside and looking at the night sky, so dark with the stars glistening all around was a delight. A big thank you to Michelle for use of the house and the fab welcome basket.
We had a warm welcome from Michelle & Roger. A perfect property for our family holiday. A large garden for all the family to play games. The children were in the pool every day whatever the weather. Adults enjoyed the hot tub. It was useful having a television lounge and a quiet lounge with comfortable sofas. The kitchen is well equipped. All the beds were comfortable. We had a problem with the hot water which was dealt with immediately. We all thoroughly enjoyed our week at Hilltop House. The children did not want to leave.
A house with WOW factor. Really enjoyed our stay here, albeit in rather wet and windy conditions but the house did not let us down. Had everything you could possibly need from kitchen utensils to games and entertainment. Looking foward to another visit soon. We had a very pleasant and friendly welcome. The house was very spacious and well equipped. Even though the weather was sunny, it was still a little heroic to use the swimming pool in May, But the hot tub proved very popular. The grounds of the house were vast and allowed children and teenagers to have plenty of fun. As we had 3 children under five maybe a little play area with a little climbing frame or slide would have been welcome. We all had a very good time.

We were a family group ranging from 2 years old to 80 years old! We all had a great time and had loads of space. Hilltop is a lovely house, still dont know my way around it! Games room was a great addition and the hot tub was used by the adults. We would love to go back in the Summer to mkae use of the amazing grounds. Michelle was really helpful and couldnt do enough for us. Thank you so much.
Hilltop house is a lovely place to stay, the house is so homely, even though all the rooms are huge. Part of its charm is that it feel lived in, the beautiful antique furniture and some of the soft furnishings have obviously been there for many years, but this adds to the relaxed comfy feel. The garden and outside space is brilliant and the views beautiful. Would definitely go back there.

An amazing grand old farmhouse with huge rooms and higgledy piggledy staircases. Warm comfy beds. A real find. We had a fantastic family birthday weekend so special to all sit round the huge dining table. Lovely host. Bring warm clothes if booking in winter. Consistent with the style and age of house the log fire is cosy but bedrooms get cool. Thanks Michelle.
We had a wonderful weekend celebrating a late Christmas. We were two large families and had everything we needed. The kitchen is well equipped and we learnt how to use an aga thank you Michelle for explaining the different oven temperatures. The house is spacious, we were two family groups with 5 children 5 and under and 16 adults. We had enough hot water and had no problems with showers! Equally the hot tub was a treat under the stars. The beds were all comfortable and everyone was warm enough. We enjoyed the wood burner and had the perfect number of logs for our 3 night stay.
Literally the only little niggle I can give after a lovely stay is that it would be great if the hot tub had a roof so when it's raining you're under shelter. Other then that and flickering light in kitchen it was an amazing house, really enjoyable stay, kids loved it! Thank you.

It would have been nice to be able to read in bed, but the bedside lamps were very dark. Those using the aga who were not accustomed to them, would have appreciated instructions. One of the bathroom showers didnt work well. Overall we LOVED the property.

Lovely house with lovely host Had an amazing time celebrating my sons 18th birthday at this beautiful house. The views and walks were fantastic. Will be returning again as its a great stay to meet up with family and friends. It had everything it needed and more. The rooms are a bit dated but its the character of the house Everything for us was perfect
This is a quirky old house. Many of the floors are very uneven, but overall our family enjoyed it. The outside swimming pool was too cold. A table tennis table would have been appreciated. The gardens were beautiful. One shower didnt work and a few light bulbs needed replacing, but Michelle, the owner, was lovely and we could have contacted her about anything. Flowers and a basket with cake, wine etc were left for us, which was a lovely touch. We would visit the house again.

The house is really lovely this is the second year we stayed. Its even better having a heated pool this year even though we had the sunshine, and the garden is terrific for little ones to run around. We loved the space, the hot tub, the comfy bedrooms, the access to Tenby and Ludlow and the glorious views. Michelle is very kind and helpful, she fixes things with great speed the microwave went bang . and left a splendid welcome basket and very yummy cake on our arrival. The dining table fits 20 easily, the kitchen is great for rolling breakfasts and the second dishwasher helps. The showers could work better but all in all we loved our stay both years, thank you to everyone and we hope to return.
Hilltop House is the perfect place for a large get together and the Welcome basket of goodies in the the kitchen was a lovely surprise. Michelle owner met us on arrival and was available throughout for any questions etc. Shes really friendly and approachable. The house is spacious and even with 20 in the group, we had lots of room including the dogs. Given the lovely weather we made good use of the ample gardens, games room, BBQ and hottub. The house does need a few updates e.g. loose handles but they are period features and it was sorted as soon as we got in touch. Its a shame the TallyHo was closed for refurbishment during our stay, so there wasnt a pub nearby. However Tenbury Wells was only a short drive away with shops, cafes and restaurants. Wed definitely recommend the Peacock Inn and Bahar Indian good food and great service at both places. We definitely enjoyed our stay and would recommend Hilltop House to other potential visitors. Dog friendly house.

We had the most wonderful family holiday at Hilltop House. It was everything you could want for a family gathering. Michelle greeted us on our arrival and walked us through the house which was really lovely and spacious. There was a lovely welcome basket waiting for us which was very much appreciated. There was nothing we could fault, it had so much charm and Michelle was on the end of the phone for any queries we had. Nobody wanted to leave when the week was over, we had such fun playing French cricket in the gardens every evening. Thank you Michelle for allowing us to stay in your beautiful home.
What a fantastic stay! From the general wow factor of the place, to the lovely amenities, to the thoughtful additions and gifts from the host, this was a luxurious stay worth every penny. My nearly 3year old was in love with the play room and still talks about the holiday weeks later. I'll definitely recommend it to others and will hopefully be back one day!

We had a lovely holiday at Hilltop House, and there were lots of places to visit with grandchildren and dogs. The garden set up and hot tub were great , and it was just as much fun to stay in and BBQ. A farm gate would have been useful at the open side of the house, to keep dogs snd children off the drive.The owners were very friendly and welcoming .
